Buckhead's Urban Area Gets New Park

Tower Park Place has been the recipient of a conservation easement by Regent Partners. The easement to Livable Buckhead promises that this park will continue as "greenspace in perpetuity."

Tower Park is a 24 story tower which houses 350 hotel rooms, 124,000 square feet of residential area, and a 515 space parking deck on eight levels.

Livable Buckhead was recently designated a certified land trust and was the recipient of the easement soon thereafter. Liveable Buckhead's designation as a certified land trust is the only such designation in Buckhead, making it a model for future conservation easement donations, according to Livable Buckhead.

Livable Buckhead will not be taking financial liability for the park. The 0.85 acre area within the Tower Park development will get its support from property owners in the surrounding area.

Regent Partners will be the recipient of a tax deduction as a result of their donation which satisfies both Regent Partner's needs, according to Jim Feldman of the company's principal development services, and the need in the community for more greenspace.

David Allman, owner of Regent Park, claims that the donation was not only the "right thing to do" but was also good for Regent Park. Livable Buckhead is trying very hard to bring more park area into the community. Allman also chairs the Buckhead Community Improvement Board.

Because of the land designation trust, Livable Buckhead will be able to receive other donations like this one to aid in the development of the "Buckhead Collection." This is a plan that includes trails, greenspace, and a group of parks. The Buckhead Collection was created by Howard Shook, District 7 Councilman and part of the CID and Neighborhood Planning Unit B. This collection will eventually add 106 acres which will include parks, dog runs, plazas, trails, greenways, as well as improvements in District 7 to streets and sidewalks. District 7 currently has the least greenspace of any district in the city. The plan will begin with the Ga. 400 trail.

Gordon Certain, Buckhead Council Neighborhoods' Secretary, announced Livable Buckhead's new land-trust status at the BCN meeting on Thursday night. He says that the new status will give civic groups control over land which is donated to Livable Buckhead. The North Buckhead Civic Association has several parks in the works, one of which is called Mountain Way and is situated underneath the Ga. 400 overpass.

Livable Buckhead parks will be private and not associated with the park system of the city of Atlanta. This will allow the private parks to have different rules than public parks eliminating such rules as having to remain open until 11 p. m. Because these private parks are situated so close to residential areas, it's important that they have rules which will give them a better fit with neighborhood life.
